Project Delivery Leadership
HVAC Project Manager Jobs

Commercial HVAC project managers own the full lifecycle of mechanical contracts: scope, subcontractor coordination, owner and GC relationships, billing, change orders, submittals, and closeout. These are office/field hybrid roles, and the best PMs typically started as journeymen or engineers who understand what the work actually involves.

Employers are mechanical contractors and design-build firms on healthcare, education, data center, and large commercial office work, with project sizes from $500K single-system replacements to $50M+ new construction. For candidates with field experience, estimating exposure, or an engineering background, PM roles are among the best-compensated positions in trades management.

Market Drivers

Why Demand Is Strong

Construction Volume Is High Across Sectors

Data center development is at a historic pace, driven by AI infrastructure investment, and every project requires intensive coordination of cooling infrastructure. Healthcare systems keep expanding and renovating under strict infection control and schedule compliance that demands experienced PM oversight.

Design-Build Expands the PM's Scope

The design-build delivery model is gaining share, which widens what mechanical PMs are responsible for managing across the project.

A Retiring Generation

The PMs who built their careers through the 1990s and 2000s construction cycle are retiring, and the pipeline of field-experienced candidates willing to move into office roles hasn't kept pace.

Hiring Criteria

What Employers Look For

  • Field background or ME degree. A strong commercial field operations background is the most common entry point, though candidates with a BS in Mechanical Engineering who completed field rotations are also competitive.
  • Construction management software. Proficiency with Procore, Viewpoint, and Bluebeam is expected.
  • Contract and billing knowledge. Understanding of mechanical submittals, subcontract language, AIA billing documents (G702/G703), and lien waiver processes is required at mid-level and above.
  • PMP certification. Valued but not always required; employer-sponsored PMP prep is common at larger contractors.
  • Communication skills. The PM interfaces with owners, architects, GCs, inspectors, and field crews at the same time.
  • Occupied-facility / ICRA experience. Managing projects in occupied facilities or under ICRA protocols for healthcare is a strong differentiator.
